Plots, Flats & Villas for Sale in Hyderabad
Hyderabad is the capital of Telangana and one of the largest job markets in South India. The IT and financial offices around HITEC City, Gachibowli and the Financial District have drawn families from across Andhra Pradesh and Telangana, and many families in Guntur and Vijayawada have children working here.
Most new homes have come up in the west and south-west of the city, along the Outer Ring Road — Kokapet, Tellapur and around Gachibowli — and near the airport at Shamshabad. We help you choose between a flat close to work, a villa in a gated community or an open plot for the future.

Buying property in Hyderabad: common questions
How do I buy a plot or flat in Hyderabad?
1. Fix your budget and the area of Hyderabad you prefer. 2. Visit the site and see the layout, roads and surroundings in person. 3. Check the documents and approvals (see the next question). 4. Pay the booking advance only against a written receipt, and sign an agreement of sale. 5. Arrange the bank loan if you need one. 6. Pay the balance and register the sale deed at the Sub-Registrar office, then apply for mutation of the property in your name.
Which documents should I check before buying?
Before you pay any advance, ask for and check: the title deed and the link documents (the chain of earlier sale deeds), a recent Encumbrance Certificate (EC), the layout or building approval (HMDA, DTCP or GHMC), the RERA registration of the project where it applies (Telangana RERA), and the latest property tax receipt. For farm land turned into plots, ask for the land-use conversion order. We show these documents before you pay, and we suggest you also have them checked by a lawyer of your choice.
Can I get a bank loan for a plot or flat?
Yes, in most cases. Banks and housing finance companies give home loans for flats and villas, and plot loans for plots in approved layouts. The loan amount and interest rate depend on the bank, your income and the property. We help you collect the papers and coordinate with the bank; the final approval is the bank's decision.
How do I book a free site visit in Hyderabad?
Call or WhatsApp us, or fill in the form on this page with your preferred date. We will confirm a time and take you to the site in Hyderabad, show you the layout or the flat, and the schools, hospitals and roads nearby. There is no charge for the visit.
What are the registration charges in Telangana?
Stamp duty, transfer duty and the registration fee in Telangana together come to roughly 7 to 8% of the property value (the higher of the sale price and the government value). Rates are revised from time to time, so please confirm the current figure at the Sub-Registrar office or with us before you plan your budget.
Which areas of Hyderabad are popular with buyers?
Gachibowli, Kokapet, Shamshabad, Miyapur, Tellapur are some of the areas buyers ask us about. The right choice depends on your budget, your work place and whether you want to live there now or hold the property for later — we are happy to talk it through.
